The Appointment Process
We normally only take on the projects with an element of contemporary design but enjoy working in any context. Our approach is highly interactive. The start of any project in particular requires clarity in the development of designs. Good understanding between us, the Client, and key consultants is established from the very beginning of the process and maintained straight through the very end.

Intial stages of the Process:
Initial meeting between Client and Architect, on site. There is no fee for this visit.
A letter summing up the discussion followed by a Standard letter of appointment with a fee proposal based on fee scales published in the RIBA Guidelines to appointing an architect, (Royal Institute of British Architects April 2000).
Discussions as to the need for statutory permissions and other consultants (engineer, cost consultant, landscape architect, party wall surveyor.) We are able to put forward names of appropriate consultants.

Design Phase: Initial, detailed and final
Once the concept design is agreed with the client, together with the consultants involved, we prepare Detailed Documentation, and this used for a Tender (sending it to a number of contractors in order to obtain the best offer) or Negotiation with one, particularly suitable, contractor.
Contract signing between the Client and the Contractor under our and the cost consultant's supervision.
The Architect will administer the Contract.

Start on Site
Site supervision and quality control.
The Architect will troubleshoot as the job progresses. With or without the cost consultant's input, the Architect will authorise requests for payment by the contractor as he/she sees fit.
Practical Completion of work on site: snagging, final works and picking up any faults.
Six or twelve months after Completion: Defects period; another list of final works is prepared and the contractor makes good any faults occurring as a result of the works on the contract. It is only than that the final 2.5% of the Contract sum is released by the Client.
